Great property! To own a home near Lake Wallenpaupack. This home and it's 24 acres is adjacent to 600 acres of hunting ground and a hunting lodge. The land is slopped but for the price is well worth it. The home has a new septic, well and water system (paperwork is attached to listing), new electric, new roof and new front door and windows. Currently the home is heated with a wood burning fireplace but if you're looking to rehab. You can add separate baseboards with its own thermostat in each room. This is how most homeowners heat their home here. You could also run duct work since all the drywall is down. The township requires each home to have 2 acres so if purchased to subdivide you could sell off some land to recoup your money (lots with a new home would be a flag lot because the land is behind the house) or rehab the current home for your own retreat. You could also knock down and rebuild in the center of the 24 acres for more privacy. What an amazing home could be built here. Just think your next home/second home or Airbnb. The home is structurally sound and needs some love and a heating system installed. The owners have all the kitchen cabinets and newer appliances so it's just a matter of some elbow grease. the cost of a heating system is a couple thousand, but the main cost is the duct work which again easy install no drywall in the way. Look at the surrounding area and see the homes being sold for $200 to $400K on next to no land. A ton of potential. This price is based on the land. You put the work into the subdividing, sell off the land and take your money and build on one of the lots. So many possibilities and what a great location. Make an offer based on the information provided and let's make this work. Previously the homeowner was not educated on the value. We are more involved and knowledgeable of the value in this land and the fact of the location and that it is up against 600 acres of non-buildable land... gain this info is the buyer's due diligence. F.Y.I the golf course across the road was just leased and will be a working golf course again (not sure when). Previous to the lease the golf course was listed for sale for $2M and the homes surrounding it are more expensive. So do your homework and bring us an offer...Great opportunity!
